The day is rapidly approaching that when you go to search for a home, you are not going to search by city, price and beds and baths. You will search by asking AI for what you want in terms of lifestyle and feeling and Realtors will have to find a way to put in a whole new level of search terms to help you find that home.

After living in Kona for 21 years, we possess a very valuable asset we love to share. We know walkability, schools, safety, ocean access, stores, politics, and community feeling..the things you will have a hard time finding out if you live on the mainland 2500 miles away from Hawaii Island. Yes? We also know what may be coming on the market through our relationships to listing agents, which we can share with you directly 24 hours before it hits the market. 

 

 

And what makes us even more valuable is that we have a pulse on the market. We know that right now the market is softening and we have the experience to know how much to negotiate with a seller. We also know how to negotiate on more than price. 

 

Is the seller trying to get off the island quickly? Has the house been on the market a long time because they don't want to lose money and what is their motivation? Can you offer letting them stay in the home after close of escrow to give them time to pack up and leave? (We negotiated a three month lease back for one of our sellers to give her time to pack and arrange for her animals to be transported). We also have negotiated for replacement appliances, months of HOA dues and other seller concessions. 

 

Real estate can be a complicated experience, especially when buying property from from the mainland and especially in a shifting market.
