Where is Kailua View Estates? And What Is It Like There?

by RS Julie Ziemelis

Kailua View Estates sits uphill, or mauka, of central Kailua-Kona, around Nani Kailua Drive and streets including Hoene Street. The neighborhood is generally described as approximately 300–600 feet above sea level, placing it above the coastline while keeping daily errands relatively close and an elevation that is relatively warm and not humid, which happens at upper elevations.

What distinguishes it is the combination of an established residential setting and proximity to town. You’ll find individual home designs and mature yards, with ocean or coastline views from some properties. Views vary by lot, landscaping, and surrounding development; the neighborhood name does not guarantee an unobstructed outlook, and the homes are priced accordingly.

We have sold two homes in this neighborhood and our clients really love the friendliness and Aloha and the "real" feeling of this neighborhood, without a gated community.

What do homes cost in Kailua View Estates?

Public records displayed on real estate websites provide useful reference points:

Property Reported sale price Sale date
75-313 Hoene Street $975,000 May 21, 2026
75-367 Nani Kailua Drive $1,240,000 July 10, 2026
75-5818 Lupa Place $1,345,000 October 22, 2025

These sales support shopping around $1 million–$1.5 million, but they are individual examples rather than a calculated neighborhood median. A publicly advertised asking price of $1,699,000 for 75-449 Hoene Street, an updated pool home, illustrates that some properties exceed this range. Asking prices and completed sales should be compared separately.

Home styles include single-level ranch homes and two-story post-and-pier designs. The examples above offer approximately 1,576–2,164 square feet of interior space and lots around one-third acre. Covered lanais, garages, guest spaces, and differing levels of renovation give buyers several ways to prioritize their budget.

For retirement planning, look beyond bedroom count. Check entry steps, driveway slope, shower access, and whether everyday living requires moving between floors.

What is everyday life like?

Our firsthand observation: afternoon cloud cover is part of the experience here. It can provide a welcome break from direct sunshine, although conditions change by day and location. Visit a prospective home in both the morning and afternoon to assess light, airflow, and how comfortable the lanai feels.

Grocery shopping can include Safeway at 75-971 Henry Street. For meals out, Jackie Rey’s Kona on Kuakini Highway and Island Lava Java on Aliʻi Drive are nearby town options. There are no walkable shops in this neighborhood, but you COULD bike down.

Residents also have access to neighborhood recreation facilities. Public property descriptions identify a community pavilion or recreation center, tennis/pickleball courts, and a landscaped field. Recent listings have quoted association dues around $45–$46 monthly; confirm the current budget, facility access, and governing documents before purchasing.

How convenient are town, recreation, and the airport?

For planning purposes, allow roughly 5–15 minutes to central Kailua-Kona and 20–30 minutes to Ellison Onizuka Kona International Airport during lighter traffic. These are approximate allowances, not measured guarantees; your street, destination, intersections, and departure time matter. Public listings sometimes advertise shorter airport trips, so test the route yourself before relying on them.

Our local advice is to avoid Queen Kaʻahumanu Highway, commonly called Queen K, around 7:45–9:30 a.m. and 3–4:30 p.m. when possible. Those are the commute and school-related windows we plan around.

For recreation, Old Kona Airport Beach Park provides a nearby coastal destination. There is a baseball field and playground nearby below Pualani Estates. You can shoot right down Kuikini Highway to all the shops of downtown Kona with dining, coffee, ocean side volleyball pits and sunset at three local beaches.

Schools and practical buying considerations

Hawaiʻi operates one statewide public school district. Area schools include Kealakehe Elementary, Kealakehe Intermediate, and Kealakehe High, within the Honokaʻa-Kealakehe-Kohala-Konawaena Complex Area. Use the Hawaiʻi Department of Education’s address-based SchoolSite Locator to confirm the assigned schools for a particular property. Hawaiʻi State Department of Education

The neighborhood’s advantages include proximity to town, usable outdoor space at many homes, and shared recreation facilities. Tradeoffs include yard maintenance, varying stair and slope conditions, and the upkeep that comes with older properties. Some public listings disclose cesspools, making wastewater-system verification an important property-specific question.
