Howʻs The Market in Kailua Kona?

The answer to that starts, "Well, it depends, are you in the market for a condo or a single family home?" July showed two very different Kona markets. Single-family homes continued to demonstrate strong demand, with more sales, rising prices, and homes selling in just over three weeks. Condos, while still holding higher median prices than last year, moved at a slower pace as buyers became more selective. Overall, Kona remains a resilient lifestyle market — but market forces are definitely rearing their head in the condo market, which could be a great time for buyers! 

Days on Market & Sale-to-List Ratio

Single-Family Homes

Buyers moved quickly and sellers retained strong pricing power

  • Days on Market: 22 days
  • Original List-to-Sale Ratio: 96.35%

Market insight:

A 22-day market time is a very strong indicator of demand, especially when combined with:

  • Sales up 33% year over year
  • Median price up 14% year over year

This tells a consistent story: desirable single-family homes that are priced appropriately are attracting buyers quickly.

The 96.35% original list-to-sale ratio also shows sellers are not having to make dramatic price reductions to get homes sold. Buyers may have more choices than they did during the pandemic frenzy, but competition remains for well-positioned homes.

Takeaway: The Kona single-family market is rewarding sellers who prepare their homes well and price strategically. Buyers are active, but they are looking for value.


Condominiums

More negotiating room and a slower decision cycle

  • Days on Market: 59 days
  • Original List-to-Sale Ratio: 95.60%

Market insight:

Condos are taking almost three times longer to sell than single-family homes:

  • Single-family: 22 days
  • Condos: 59 days

While the median condo price increased year over year (+10.8%), the slower pace and lower sales volume (-31%) suggest buyers are being more selective.

Possible factors:

  • Buyers are comparing more options
  • HOA fees and insurance costs may be influencing decisions
  • Investment/vacation buyers may be more cautious
  • Location, views, amenities, and condition are becoming bigger differentiators

Takeaway: Condo buyers currently have more time and more negotiating leverage than single-family buyers. The right condo is still selling, but buyers can be more thoughtful, and flex their spending power in negotiating concessions and price.

 Single-Family Homes

With just over 5 months of inventory, the single-family market is close to what many consider a balanced market. Yet homes are still selling in only 22 days and averaging 96.35% of their original asking price. That suggests buyers are acting quickly when well-priced, desirable homes become available.

Condominiums

Condominiums have nearly 10 months of inventory, almost double the supply of single-family homes. Combined with 59 days on market and a 31% decline in sales, buyers clearly have more options and more negotiating power.

Interestingly, despite slower sales, the median condo sales price increased 10.8% year over year. That likely reflects the types of condos that sold rather than broad appreciation across every segment. Higher-end or better-located units can push the median upward even when overall demand softens.

If you were looking at buying a condo, the market is not as slow as it was last summer, but there are more condos on the market.
